Three weeks after &lt;a href="http://www.canadianmortgagetrends.com/canadian_mortgage_trends/2011/03/rbc-drops-fixed-rates.html" target="_blank"&gt;fixed rates dropped&lt;/a&gt;, Canada’s second largest bank is leading the move back up.&lt;br /&gt;TD is &lt;a href="http://www.newswire.ca/en/releases/archive/April2011/04/c9003.html" target="_blank"&gt;lifting&lt;/a&gt; 1- to 5-year fixed rates as much as 35 &lt;a href="http://www.canadianmortgagetrends.com/canadian_mortgage_trends/basis_points.html" target="_blank"&gt;basis points&lt;/a&gt;.&lt;br /&gt;The 5-year posted rate is rising from 5.34% to 5.69% and TD’s “Special” 5-year rate is moving to 4.44%.&lt;br /&gt;Other banks shouldn’t be far behind.&lt;br /&gt;The change takes effect tomorrow, April 5th. We need to send the right message and stay in touch with them so that when the time comes to renew, they still see the benefits of working with us.&lt;br /&gt;&lt;strong&gt;&lt;img align="right" alt="CAAMP" border="0" height="67" src="http://www.canadianmortgagetrends.com/.a/6a00d8341c74cb53ef014e8703674a970d-pi" style="background-image: none; border-bottom: 0px; border-left: 0px; border-right: 0px; border-top: 0px; display: inline; float: right; margin: 5px 0px 10px 10px; padding-left: 0px; padding-right: 0px; padding-top: 0px;" title="CAAMP" width="145" /&gt;&lt;strong&gt;&lt;span style="color: blue;"&gt;CMT:&lt;/span&gt;&lt;/strong&gt;&lt;/strong&gt; What are two things CAAMP will do to help brokers better compete with banks in 2011?&lt;br /&gt;&lt;strong&gt;&lt;strong&gt;&lt;span style="color: #646b86;"&gt;JP:&lt;/span&gt;&lt;/strong&gt;&lt;/strong&gt; The first thing we need to do is make clear to mortgage professionals the importance of the AMP designation. Our market share is 25% -- only British Columbia’s market share is higher at 35%. We don’t own a name like Realtors, so as individual professionals we need to make consumers aware that having the AMP designation differentiates us from other mortgage originators and that we meet high standards of industry performance, which adds to our credibility.&lt;br /&gt;Secondly, as an association we will be heavily promoting the importance of the AMP designation through public advertising. The research shows that consumers are becoming more aware of the AMP designation so will continue our efforts to promote it through a media campaign that starts in April. The campaign is financed through AMP dues -- 90% gets directed back into promotion.&lt;br /&gt;&lt;strong&gt;&lt;strong&gt;&lt;span style="color: blue;"&gt;CMT:&lt;/span&gt;&lt;/strong&gt;&lt;/strong&gt; Brokers have always offered wider choices to consumers than banks and credit unions. Is there a threat to the industry if lender status programs compel brokers to deal with fewer lenders and limit consumer choice?&lt;br /&gt;&lt;strong&gt;&lt;strong&gt;&lt;span style="color: #646b86;"&gt;JP:&lt;/span&gt;&lt;/strong&gt;&lt;/strong&gt; Lenders have a business model that allows them to stay competitive and allows them to stay in the market, which I understand. And of course, the problem is that consumers have access to these lenders, sometimes on a daily basis. This is something we have to accept and meet the challenge.&lt;br /&gt;We have to send a different message to consumers. Not that we have access to 30 or 40 lenders - because realistically we only work with four or five - and not that we shop for the best rate, but that we work in the best interests of our clients. We work closely with AMBA and MBABC as well. As far as education is concerned we are creating cohesiveness inter-provincially and changes are coming.&lt;br /&gt;&lt;strong&gt;&lt;strong&gt;&lt;span style="color: blue;"&gt;CMT:&lt;/span&gt;&lt;/strong&gt;&lt;/strong&gt; In the Internet age, is it necessary for consumers to meet face-to-face with a mortgage broker? How much growth do you foresee in online mortgage planning over the next few years?&lt;br /&gt;&lt;strong&gt;&lt;strong&gt;&lt;span style="color: #646b86;"&gt;JP:&lt;/span&gt;&lt;/strong&gt;&lt;/strong&gt; Using the Internet is not necessarily in the best interest of both brokers and clients. First of all, there is greater potential for fraud. Secondly, technology separates us from people and people want to be with people. I think we’ve evolved to the point where we’re going to put greater emphasis on sitting down with clients and establishing relationships with them. This is added value for them and strengthens our position as advisors.&lt;br /&gt;&lt;span style="color: blue;"&gt;&lt;strong&gt;&lt;strong&gt;CMT:&lt;/strong&gt;&lt;/strong&gt;&lt;/span&gt;&lt;strong&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/strong&gt; What do you see in terms of market share growth for brokers?&lt;br /&gt;&lt;span style="color: #646b86;"&gt;&lt;strong&gt;&lt;strong&gt;&lt;strong&gt;JP:&lt;/strong&gt;&lt;/strong&gt;&lt;/strong&gt;&lt;/span&gt; Our industry is not the healthiest. We have to get our house in order and to grow. Our channel has to make sense for lenders, for agents and for consumers.&lt;br /&gt;&lt;strong&gt;&lt;strong&gt;&lt;span style="color: blue;"&gt;CMT:&lt;/span&gt;&lt;/strong&gt;&lt;/strong&gt; Okay. One last question about CAAMP. How does CAAMP plan to deliver more value to broker members this year?&lt;br /&gt;&lt;strong&gt;&lt;strong&gt;&lt;span style="color: #646b86;"&gt;JP:&lt;/span&gt;&lt;/strong&gt;&lt;/strong&gt; We’ve made changes to the AMP requirements that will ensure brokers continue to educate themselves. We’ve also become more broker-focused and are listening more to what brokers want from us. There will be a lot more education available online. We’ve also created two broker focus groups to engage the brokerages.&lt;br /&gt;We would like our industry to grow organically. No one wakes up one day and says I’m going to school to become a mortgage broker, but that’s the awareness we are working towards creating.&lt;br /&gt;&lt;div style="text-align: x-small;"&gt;The report also revealed that an overwhelming majority of Canadians (90 per cent) are confident about real estate in Canada as an investment and almost three-quarters of Canadians (73 per cent) believe that they or their family are well-positioned to weather a housing drop. &lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;span style="font-size: x-small;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;span style="font-size: x-small;"&gt;“Canadians believe in the long-term benefits of owning a home including the value it can provide, both personally and as a long term investment,” said Marcia Moffat, RBC head of home equity financing. “Last year’s survey showed that people were looking to buy ahead of rising costs. This year marks a return to more normal levels of purchase intentions and recent housing data reflects this move to a more balanced market.”&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;span style="font-size: x-small;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;span style="font-size: x-small;"&gt;Interest in purchasing a home over the next two years has declined slightly but remains high overall, as 29 per cent say it’s likely they will buy. This is down two points from 2010 yet higher than any other year since 2006. Compared to last year, fewer Canadians are saying it’s better to buy now (55 per cent, a drop of 12 points) than wait (45 per cent, up 12 points). Among those likely to buy, over half (57 per cent) are looking to buy within 18 to 24 months while almost one-quarter (24 per cent) are planning to buy in the next year. &lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;span style="font-size: x-small;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;span style="font-size: x-small;"&gt;The poll found that 40 per cent of Canadians feel the current housing market is balanced equally between buyers and sellers, a rise of five points over 2010. Last year’s activity was strongest in the first half of the year, particularly March and April when the sale of residential properties were setting monthly records. According to George Patton, President of the KWREB, a number of factors contributed to the early spring surge. “The federal government announced tighter mortgage rules, buyers were rushing to beat the introduction of the HST, and the central bank was forecasting higher interest rates.” Dollar volume of all residential real estate sold last year jumped 9.3 percent to $1.8 billion compared with 2009, reflecting continued confidence in the local real estate market. The year finished on a strong note, with 326 home sales last month, a 4.1 percent decrease compared to December 2009, but still well above the previous 10 year average of 225. Sales of homes in all price categories above $250,000 were up in 2010 compared to 2009, with the greatest rise occurring in the number of homes selling above $750,000, which experienced triple-digit increases. “The explosion of sales in the highest price ranges was reflected by the 9.3% increase in the average sale prices of detached homes,” says Patton. The average sale price of detached homes was $329,797 last year, whereas the average sale price of all residential real estate sold for $289,338, an increase of 8.6 percent. The 2010 year was marked by continued consumer demand for condominium style homes, with a total of 1,221 sales, an increase of 8.6 percent relative to year-end results in 2009, and representing nearly 20 percent of the overall residential market share in terms of unit sales by type.
